The original The Amityville Horror (1979) was loosely based on a true story.  The sequels were pure fiction.  https://www.imdb.com/title/tt0078767/?ref_=nv_sr_srsg_3_tt_8_nm_0_in_0_q_The%20amityvill

The Amityville Horror House was filmed several times, last time with Ryan Reynolds and Melissa George, another with Margot Kidder and James Brolin:

It had several Spin-Offs, which had barely nothing to do with the original:

The Exorcism of Emily Rose (2005): The true story: This drama/horror blend is heavily inspired by the real-life case of the German student Anneliese Michel from Klingenberg. She died in 1976 from malnutrition and exhaustion following several exorcisms, after which her parents and the priests stood trial. There were also documentaries about the real Anneliese Michel. I saw them. Creepy!

The Haunting in Connecticut (2009): The true story: Loosely based on the experiences of the Snedeker family, who rented a former funeral home in the 1980s and allegedly experienced severe hauntings by poltergeists.

Psycho (1960): The true story: Alfred Hitchcock's thriller milestone (as well as the underlying novel) draws directly from the actions and psychological state of Ed Gein, alongside the isolated setting of a motel.

Henry: Portrait of a Serial Killer (1986): The true story: The film is a very dark and naturalistic character study based on the confessions of the real-life US serial killer Henry Lee Lucas and his accomplice Ottis Toole.

Open Water (2003): The true story: A minimalist and claustrophobic horror-thriller about an American couple who are accidentally left behind by their scuba boat in the open ocean. The story is based on the mysterious disappearance of Tom and Eileen Lonergan in 1998 off the coast of Australia.

The Mothman Prophecies (2002): The true story: The film starring Richard Gere is based on the 1975 book of the same name by author John Keel. He documented alleged sightings of a "Mothman" creature and strange parapsychological phenomena in Point Pleasant, West Virginia, which supposedly preceded the collapse of a bridge in 1967.
